How much did Aqua at Lakeshore East cost to build?

Aqua at Lakeshore East is a 261.8-metre mixed-use tower at 225 North Columbus Drive in Chicago. Designed by Studio Gang under Jeanne Gang with Loewenberg Architects as architect of record, it combines condominiums, rental apartments, hotel rooms, retail and office space above a shared podium. Its irregular concrete balconies project roughly 2 to 12 feet beyond a rectilinear frame, shaping views while breaking up wind around the facade; an approximately 80,000-square-foot landscaped podium roof provides outdoor amenities and reduces heat gain. Construction began in 2007 and residents first occupied the building in 2009. Magellan Development Group reports total development costs of USD 471.3 million. Contemporary architecture reporting separately placed construction cost at USD 300-325 million, while a 2006 public-company filing valued only the planned hotel development space at USD 82.4 million. Those figures describe different scopes and are kept separate here.
